These are excellent loans and VA loans represent another excellent opportunity for veterans.

Posted by Rich Dansereau (Positive Real Estate Professionals) 9 months ago

Rich - True.  I started doing VA loans in my first year in the business.

Darn...I was expecting a link for BEEF...lol!

Regardless...you beef is grand...that rural housing program works wonders in certain parts here as well.

Funny how both titles basically say the same thing ;-0!!!!

Great information...

I just had some people that are interested in making an offer on a house that qualifies for this. There are a lot of people out there that believe 100% financing is a thing of the past.

Posted by JL Boney, III Columbia, SC Real Estate (Russell and Jeffcoat) 9 months ago

Bill - Lol.  This is to counterbalance a soon to come "goof off" post tonight:)

Susie - There's lots of folks who haven't heard of the USDA Product, but it's out there.

Posted by Jason Sardi, Mortgage Banker (FHA-VA-USDA-Conventional-Pennsylvania Loans) 9 months ago

Sis -  I hope you didn't catch the glitch.  That written, people would surprised what areas can qualify for this product.

Jennifer - I owe you for that mishap.  For one moment in time, I'm truly embarrassed... but it was funny.

JL - Va & USDA still do the 100% thing, so it's still alive & kicking.

Okay...I'm slow sometimes lol!

Sandra - Silence!

Geary - Yes and yes;)

Jason - I like the flyer.  Very eye catching.  I'm also getting a lot more inqueries about this program around here.  There are only a few eligible areas but people are interested.

Nice flyer and great presentation...very eye catching!

I've done a few of these in the past, and they are great loans for those who qualify (including the homes that qualify).  The last one I tried for, which was several months ago (maybe even a year ago) I was told that the kitty was empty and the funds have been depleted.  Do you know if this is true?  Or have they been replenished?

Posted by Jeannie Kontis, Lancaster PA Real Estate & Lancaster County Homes for Sale (Long & Foster Real Estate, Lancaster PA) 9 months ago

Jeannie - Check out the link in my first comment.  That should answer your question.

Jeff - That you are;)  I was ribbing Neal, he's a chronic commentor on my blogs.

Sandra - Grrrrrrrrr...

Neal - Thanks, it helps to have Jennifer in my Design Department.

Donne - In Pa, there's a lot of rural areas... or areas this product considers rural.

Posted by Jason Sardi, Mortgage Banker (FHA-VA-USDA-Conventional-Pennsylvania Loans) 9 months ago

Jason, The "farmer home loan" is a great product. When I started selling homes in Poinciana 15 years ago it was by far the loan of choice.  Especially for the builders. They could advertsise buy a house with $100 down. I've sold many a home using this product. They are now making a well deserved come back.

Posted by Bryant Tutas-Tutas Towne Realty, Inc 9 months ago

Nice to know that the USDA loan is still an option!  Thanks for the reminder!

Figured we'd sneak a comment in while you're busy getting thrown out of the car by bob on the front page.

Jason - thanks for directing me back to the link.  It answered my question perfectly!  I clicked on it the first time I came through here, but got distracted and didn't read through it.  (that happens with me sometimes, lol)

Jason... excellent job here...  very colorful and informative.  Call me tomorrow when you get a chance...  again, nice job.

Yo.......Sardi............love it.  I have one of my top LOs living on USDA.  She just hired an assistant yesterday b/c she's so busy.  Needless to say, you go tear it up homeboy and I'll come be your assistant....right now, I'm just your ass!

Posted by Larry Bettag - Cherry Creek Mortgage 9 months ago

Jason, I really like your flyer but I promise not to rip it off....:)

Posted by Melissa Breeland (Residential Mortgage of SC) 9 months ago

Melissa - Feel free, I ripped it off from one of my peers... but he let me:)

Bettag - And a mighty fine ass you are!

Jennifer- Shhhh...

Dan - Yes, thankfully.  Even I get embarrassed now and again.

Jeff - Thank you sir.  Glad I could supply you with your wake up call this morning;)

Jeannie -  Good deal, glad this could help.  Let me know if I ever can be of assistance.

Barbara - Some areas are just perfect for this niche loan.

Everard - I must say, that was a pretty fun hijacking.

Carol - Anytime.

Bryant - This product is by no means new.  I guess the cream eventually rises.  When 100% Financing was so rampant, of course this product was overlooked.  They only apply to certain areas and they take longer to do... as they have to be underwritten twice (once by the lender's underwriter and once by USDA underwriter).  But, it's back...

Posted by Jason Sardi, Mortgage Banker (FHA-VA-USDA-Conventional-Pennsylvania Loans) 9 months ago

Hey! I have that loan too! I have always done this program over the FHA loans. It really is a great program with great rates. Maybe I should copy this flyer and add my contact information! <smile>

Posted by Michael Delp (Mortgage Pro) 9 months ago

Michael -  Actually, feel free man.  Seriously.  A peer allowed me to do it, though I changed the context... just kept the design.

Posted by Jason Sardi, Mortgage Banker (FHA-VA-USDA-Conventional-Pennsylvania Loans) 9 months ago

Nice flyer.  I see another career option if you get tired of the mortgage gig.

Michelle - Did you catch the German Snuff Film or are you writing about "Marketing"?

Posted by Jason Sardi, Mortgage Banker (FHA-VA-USDA-Conventional-Pennsylvania Loans) 9 months ago

Um, Jason.  How rural does it have to be?

Posted by Patricia Kennedy (Evers & Company Realtors) 8 months ago

Patricia - Good question.  Shoot me an email and I'll hook you up with the site where you can find out in seconds if the property in question is eligible or not.  From my experience, not as rural as you may think:)

Posted by Jason Sardi, Mortgage Banker (FHA-VA-USDA-Conventional-Pennsylvania Loans) 8 months ago

Jason- That is a great looking flyer! Did you do the design work on the flyer too?

Posted by Nestor & Katerina Gasset Realtors® Wellington Florida Luxury Homes (International Properties and Investments, Inc.) 8 months ago

Katerina - The flyer is from a buddy of mine, but Jennifer helped out with changing the context and the design stuff.  In fact, when she gets here... she's my official Marketing Design Person... and cuddle buddy:)
