Great information...
I just had some people that are interested in making an offer on a house that qualifies for this. There are a lot of people out there that believe 100% financing is a thing of the past.

Susie - There's lots of folks who haven't heard of the USDA Product, but it's out there.

I've done a few of these in the past, and they are great loans for those who qualify (including the homes that qualify). The last one I tried for, which was several months ago (maybe even a year ago) I was told that the kitty was empty and the funds have been depleted. Do you know if this is true? Or have they been replenished?

Donne - In Pa, there's a lot of rural areas... or areas this product considers rural.
Jason, The "farmer home loan" is a great product. When I started selling homes in Poinciana 15 years ago it was by far the loan of choice. Especially for the builders. They could advertsise buy a house with $100 down. I've sold many a home using this product. They are now making a well deserved come back.
Nice to know that the USDA loan is still an option! Thanks for the reminder!

Bryant - This product is by no means new. I guess the cream eventually rises. When 100% Financing was so rampant, of course this product was overlooked. They only apply to certain areas and they take longer to do... as they have to be underwritten twice (once by the lender's underwriter and once by USDA underwriter). But, it's back...
Hey! I have that loan too! I have always done this program over the FHA loans. It really is a great program with great rates. Maybe I should copy this flyer and add my contact information! <smile>

The USDA loan is a great product for the reasons you outlined,

Yeah, these are great loans as long there are funds for it. Love your flier, it's so colorful and catches the eye.
